Event Terms and Conditions
Please note payment of the deposit constitutes acceptance of these terms and conditions.
BOOKING Minimum cost charged is based on 50 adults. (Unless otherwise agreed by Kianinny Management)
CONFIRMATION OF BOOKING Tentative bookings or holding of date(s) can only be held for up to 7 days. Once this period has lapsed, Kianinny reserves the right to release the tentative reservation.
Due to high demand for hosting special occasions at Kianinny, a deposit of $2000 is asked with any function booking to secure your desired date. In the event of a cancellation, deposits are non-refundable and non-transferable. This deposit payment should be made within 7 days of booking to secure the date.
ARRIVAL/DEPARTURE Standard arrival time is 3:00 pm and standard departure time is 10:00 am
SECURITY BOND Kianinny requires payment of a $1000 security bond included in your final payment. Kianinny reserve the right to make deductions from your security bond in the event that you, or any guest/supplier working on your behalf or attending your function causes any of the following; Damages to buildings or landscaping, Damages to hire items, and/or fittings or fixtures any mess or damage requiring extra or additional cleaning to return the premise to a satisfactory standard. This includes litter, cigarette butts, bottles and cans left around the property.
Any balance of the security bond after allowing a reasonable estimate of such loss or damage (if any) shall be refunded to you within 14 days by electronic bank transfer. Should any charges need to be discussed; refund of the bond may be delayed. If the security bond is insufficient to pay for such loss or damage, an invoice will be issued for additional charges.
LIQUOR LICENCE / RESPONSIBLE SERVICE OF ALCOHOL Kianinny is committed to the responsible service of alcohol. All staff members are instructed not to serve alcoholic beverages to guests under the age of 18 years old or to those guests who appear to be in a state of intoxication
Service of alcoholic beverages will conclude by 11.30 pm.
Spirits can only be served by using mixed cans or bottles. Strictly no BYO unless discussed with owners prior to function.
MISCONDUCT
The Client, guests and any other person attending the function are financially responsible for any damage sustained during the course of the function.
Kianinny reserves the right to exclude or eject any person for misconduct from the function or the premises without liability.
To the maximum extent permitted by law The Client shall indemnify, and keep indemnified Kianinny from and against all and any action claims, demands, losses, damages, costs and expenses for which Kianinny shall or may become liable in respect of, or arising from the death of, or injury to, any person or loss of, or damage to, the property of any person arising from, or out of any misconduct, negligence, error, omission or forgetfulness on the part of The Client(or any invitee of The Client) whatsoever, howsoever arising.
PHOTOGRAPHS The Client(s) hereby allow(s) Kianinny Bush Cottages to display any photographs taken on premises, and to generally promote the business in advertising, brochures, magazine articles, websites, sample albums etc.
PAYMENT It is the policy of Kianinny that FULL PAYMENT including Outstanding Balance and Security Bond — be made 7 days prior to your booking. Any extras incurred can be made and invoiced accordingly on completion of the function/stay and that payment should be made within 7 days. 50% of estimated invoice is payable 3 months out from event.
PRICES All prices quoted are inclusive of GST. Prices are correct at the time of printing and are subject to change without notice. However, any change in price will be communicated wherever possible.
CONFIRMATION OF GUEST NUMBERS For Planning and Emergency Procedures — Final guest attendance numbers must be notified to Kianinny writing, a minimum of 2 weeks prior to your wedding/Function.
CONDUCT/TERMINATING THE OCCUPANCY Kianinny reserves the right to terminate the occupancy without notice for breach of the General Conditions for Hire or Terms + Conditions. Kianinny Staff are empowered to act as deemed necessary for the proper conduct of the stay.
CANCELLATIONS All cancellations are required to Kianinny in writing. Deposit is non-refundable and non transferrable. Where a Wedding/Function Booking terminates their booking less than 180 days (6‑months) prior to arrival, the group are also liable for full payment of the venue hire fee or 25% of invoice charges whichever is higher. Wedding/Function bookings that terminate their booking within 30 days of arrival are subject to full payment of the estimated invoice.
CONFETTI + SPARKLERS The use of Sparklers is only permitted outdoors & on days/times of year that local RFS Regulations allow (low fire danger days). Out of respect for the environment, Kianinny does not permit the use of confetti, metal scatters, glitter, rice or similar items. An acceptable alternative would be rose petals, but must be removed at the end of the event.
CANDLES / NAKED FLAMES The use of candles and/or naked flames are not permitted.
SMOKING Smoking is only allowed in allocated areas, never indoors. All cigarettes must be disposed of in ashtrays provided. Failure to comply will result in additional cleaning charges.
Accomodation Terms and Conditions
Group Booking Payments and Cancellation Policy
A group booking is covered under this clause if they have booked 5 or more cottages (and or lodges) or have 30 or more people in their booking. Payments for group bookings are as follows: 25% deposit on booking, 50% payment 30 days out from the commencement of the booking and full payment 14 days out from the booking. Cancellations more than 30 days out will receive a full refund. Cancellations within 30 days will forfeit their 50% deposit. Cancellations within 14 days will forfeit their full payment.
Accommodation Change
Management reserves the right to relocate a booking where necessary.
Age gaps for Tariffs
For the purpose of tariff calculations guests aged between 3 and 15 years at time of stay are classed as children. Infants aged 2 years or under at the time of stay are free of charge. 16 and over are classed as Adults.
Arrival and Departure Times
Check-in time is from 3.00 pm and check-out time is before 10.00 am, unless by prior arrangement.
Balance Payment
To be paid in full 7 days out from arrival, either in cash or by EFTPOS, MasterCard, Visa or American Express. Balance payments will be charged to the authorised credit card on file for your booking. If you would like to pay your balance on arrival with Cash or a cheque please contact reception to confirm this payment method.
Car and Trailer Parking
Undercover parking is available for one car per cottage. There is some parking available for a second vehicle and boat trailers. If required please advise prior to arrival so as to avoid any inconvenience.
Cancellations
Cancellations to bookings more than 7 days out from their arrival date will receive a refund.
Cancellations to bookings 7 days or less from their arrival date will be charged the price of the reservation.
Bookings that depart early or arrive later than their booked dates that are not advised in writing prior to 7 days out from their arrival date will be charged the full booking price of the original booking.
Damage to Premises
Any damage, breakage or misplacement to Kianinny’s facilities/amenities caused during stay that requires replacement, repair, or service will be charged against the credit card or debit card provided. The charges will be at the sole discretion of Kianinny management and will apply for up to 7 days after departure.
Deposits & Short Notice Bookings
To confirm a reservation a 25% deposit is required. Full payment is required 7 days prior to your arrival date.This will be charged to your authorised credit or debit card. Reservations made within 7 days of the arrival date are subject to payment in full at time of booking.
Firewood
Is available free of charge for use in the cottage fireplaces from April till November.
Flora and Fauna
Guests are required to take particular care to protect our native fauna and the animals and birdlife which are very trusting and visitor friendly.
Parties and Noise
To ensure everyone can enjoy our peaceful surrounds noise is to be kept to a minimum after 9pm. Please be respectful of your fellow guests. There is a no party policy in the cottages. For events and venue hire separate terms and conditions are available and applicable.
Payment Plans
To be eligible to pay for your holiday by Payment Plan, you must:
- Be eighteen (18) years of age or over
- Be an Australian Citizen or Permanent Resident
- Make a booking with Kianinny Bush Cottages
- Have a valid credit or debit card
- Your stay must have a value of $150 or more
Repayment options can be made weekly, fortnightly or monthly (subject to the time frame between the date of your holiday and the date you start your Payment Plan). A $2.00 administration fee is applied to every, individual payment.
The final payment for all Payment Plans will be due 7 days before the date of arrival.
All payments are in Australian dollars.
Payments will be deducted as follows:
- Weekly Payment Options – on the Start Date, then weekly on the same week day (Direct Debit Date)
- Fortnightly Payment Options – on the Start Date then fortnightly on the same week day (Direct Debit Date)
- Monthly Payment Options – on the Start Date and on the same date each month following (Direct Debit Date)
If you do not complete the payments under the Payment Plan, and remain in arrears for two (2) or more installments, or on the day which is 7 days before arrival, then:
- Your booking will be cancelled
- A cancellation fee in accordance with our cancellation policy will apply https://kianinny.com.au/booking-conditions Refunds are not available for cancellations less than 42 days (6 weeks) before arrival or due to early departures, no shows, change of mind, inclement weather, or where clients are asked to leave the accommodation for breaching our rules.
Cancellation or Termination
To cancel a payment plan (prior to the final payment date) you will need to contact Kianinny Bush Cottages, in writing and confirm your cancellation no less than 5 business days from your next Direct Debit Date. If you do not provide sufficient time for cancellation, we may not be able to cancel your payment plan prior to the next payment due date.
The agreement may be terminated by Kianinny Bush Cottages at any time by notice in writing to you, if the Payment Plan has not been paid when due or in breach of our booking Terms & Conditions.
Conditions
Guest must notify us immediately if your credit or debit card details applied to the payment plan change or is no longer valid.
Guest must provide us with accurate billing information including your full name, address, mobile phone number, email address.
The biller name on your credit or debit card must be the same name in which the booking has been made.
Kianinny Bush Cottages reserves the right to cancel your Payment Plan agreement should two (2) or more of your payments be returned or dishonoured. The guest will be liable for any bank or merchant fees associated with dishonoured payments
If a payment is returned or dishonoured, you will be required to pay the missed payment by credit or debit card prior to the final payment is due (7 days prior to arrival).
It is the guest responsibility to have sufficient funds available on your credit or debit card to meet the Installment payments.
Any queries concerning disputed debit payments must be directed to Kianinny Bush Cottages where you have your booking.
It is your responsibility to ensure you keep your contact details, including your email and postal address up to date and notify Kianinny Bush Cottages of any changes to these details
The guest is bound by the latest version of these Terms & Conditions. Kianinny Bush Cottages will use reasonable endeavours to notify you of any changes to the Terms & Conditions by placing notice on our website. Where there are changes that could adversely affect or limit your rights under these Terms & Conditions, Kianinny Bush Cottages will provide written notice to you by way of the email or postal address you have provided.
Pets
We are very excited to offer pet friendly accommodation during our winter period from May 1st to August 31st. Please help us ensure that you, your pet, all of our guests and natural wildlife can enjoy their time at Kianinny.
- Pets are allowed inside the pet friendly cottages (Cottage 15 and 16), please ensure you bring a blanket or sheet to cover any furniture your pet might want to snuggle on.
- A maximum of 2 pets is allowed per cottage
- Pets must be free from fleas, worms and ticks.
- Don’t forget to pack your pets bedding, mats, feeding bowls etc.
- Dogs must be supervised at all times and never left unattended in the park or cottage
- Unfriendly behaviour towards other guests or pets will not be tolerated. All pet owners must have their animal under control at all times.
- Any disturbances such as barking, are to be kept to an absolute minimum to ensure that other guests are not inconvenienced.
- Please ensure you clean up after your pet and bag any waste before placing it in the bin.
- Pets are not allowed in areas such as – swimming pool area, communal areas such as the Lakeside Pavilion and Bush Pavilion, laundry with the exception of guide dogs
- You agree to be responsible for all property damages and/or personal injuries resulting from your dog
- Guests are to remove all traces (as best they can) of the dog being present in the cottage. This includes (but yet not restricted to) any fur/hair, food, stains, smells or faeces
Please remember as the pet owner, you are solely responsible to control and manage your pet. Failure to comply with the rules above may result in you being asked to leave the Park, forfeiting all monies paid. Failure to comply with these rules may result in guests being asked to leave the accommodation.
Check out
At departure guests are required to wash all dishes, place rubbish in receptacles provided and leave cottage in a clean and tidy state. Should housekeeping have to undertake extensive servicing to return cottage to an acceptable standard Kianinny management reserves the right to charge the credit card provided $45 for every additional hour required or part thereof.
Servicing
Cottages are serviced once a week, extra towels can be provided at an extra charge if you would like a more frequent service.
Tariffs
Management reserves the right to alter the tariffs, but every attempt will be made to notify guests of the change.
Frequently Asked Questions
Do you have WIFI?
Yes, we will provide you with log in details when you arrive to check in.
As a reminder, we are in the bush. We cannot assure you will have high speed access at all times across the property.
Can we bring out Pets?
Here at Kianinny we are mindful of the Native Animals within & around our property, along with all our guests.
Being mindful that we are making sure all our guests are feeling safe & comfortable during their stay, we do not allow pets during our busy seasons.
Please get in contact with our reception in regards to bringing dogs during the winter months.
Dogs are allowed onsite at the mini golf course, if on a lead at all times.
Do we have to bring our own linen?
All Linen / Towels are provided for you during your stay if you are staying in either our Standard or Superior Cottages.
However, if you are planning to stay in our Bunk Rooms/Lodges, you will have to bring your own Linen or purchase a linen bundle from Reception ahead of your visit.
Is there camping or caravan facilities available?
No, unfortunately we only provide accommodation in our on-site Cottages and Lodges.
Does our cottage have air conditioning?
All of our Superior Cottages have a reverse cycle heating & air conditioning unit alongside a Wood Fireplace.
Standard Cottages & lodges have a Wood Fireplace & heaters in bedrooms. They DO NOT have a reverse cycle heating or air conditioning unit.
Do we have to bring our own firewood?
No, we will provide you with plenty of fire wood to keep you warm on arrival at your cottage.
We encourage you to forage around your cottage for kindling, small branches.
We have a wood shed that has wood for you to restock from whilst onsite during your stay. You can locate this on your map.

Kianinny Bush Cottages privacy policy applies to all personal information collected by Kianinny Bush Cottages.
Kianinny Bush Cottages collects personal information through our website, social media, in person when you check in and over the phone. Some personal information may be required to enter our competitions or when completing a survey.
Kianinny Bush Cottages is committed to complying with Commonwealth legislation governing privacy of personal information by businesses and to protecting and safeguarding your privacy when you deal with us.
Kianinny Bush Cottages will only collect personal information, if it is necessary and will enable us to provide you with a greater quality of service, for any of our functions or activities.
Kianinny Bush Cottages may keep a record of email correspondence.
Acceptance
Children under 16 years of age should not use this website without parental supervision or permission. By using our services you have read and agree/consent to what we have outlined in our Privacy Policy below and confirm you are over the age of 16 years prior to booking Accommodation with us.

For each visitor to reach the site, we expressively collect the following non-personally identifiable information, including but not limited to browser type, version and language, operating system, pages viewed while browsing the Site, page access times and referring website address. This collected information is used solely internally for the purpose of gauging visitor traffic, trends and delivering personalized content to you while you are at this Site.
We may use or disclose personal information held about an individual for the primary purpose for which it is collected (e.g. provision of our services, including administration of our services, notification to you about changes to our services, record-keeping following termination of our services to you and technical maintenance).

Secure transmission of data
We treat all Data that you provide to us as confidential information. To prevent Data from unauthorised access or leakage, we have adopted and regularly monitor our group’s security and data privacy policies and procedures. We use SSL protocol – an industry standard for encryption over the Internet, to protect the Data. When you type in sensitive information such as credit card details, it will be automatically encrypted and transferred over a SSL connection. This ensures that your sensitive Data is encrypted as it travels over the Internet. You will know that you are in a secure mode when the security icon (such as a lock) appears on the computer screen.
Personal information is de-identified or destroyed securely when no longer required by us.
Kianinny Bush Cottages retains the information you provide to us including possibly your contact and credit card details to enable us to verify transactions and customer details and to retain adequate records for legal and accounting purposes. This information is held on secure servers in controlled facilities.
Information stored within our computer systems can only be accessed by those entrusted with authority and computer network passwords. Managers and reception staff who have access to this information have signed a confidentiality agreement clause.
No data transmission over the Internet can be guaranteed to be 100 per cent secure. As a result, while we strive to protect user’s personal information,
Kianinny Bush Cottages cannot ensure or warrant the security of any information transmitted to it or from its online products or services, and users do so at their own risk. Once Kianinny Bush Cottages receives your transmission, it makes every effort to ensure its security on its systems.
Access to and correction of personal information
Access to your personal information may be released to you when requested in writing to us. To ensure confidentiality, details of your personal information will only be released to you if we are satisfied that the information relates to you. We will respond to written requests within a reasonable time period.
Inaccurate information will be corrected upon receiving advice in writing.
